- Who issues plumbing permits?

All plumbing permits for projects in unincorporated Violet Township will be issued and inspected by the Fairfield County Board of Health, 740-652-2833
- When will I know if my plans are ready?

You will be contracted by the Township either by phone or email when the plan review and zoning approval (if required) has been completed.
- When are fees due?

- What Building Codes are currently enforced in Violet Township

Residential Construction
Residential construction in Violet Township is enforced with the 2019 Residential Code of Ohio (RCO).
Commercial Construction
Effective March 1, 2024, the Ohio Building Code (OBC), Ohio Mechanical Code (OMC), and the Ohio Plumbing Code (OPC) were updated to be based upon the 2021 International model codes. Additionally, the new Ohio Existing Building Code (OEBC) based on the 2021 International Existing Building Code was also effective March 1, 2024. The following is in response to inquiries from designers and building department personnel inquiring which codes would apply to projects submitted for plan review prior to, on or after the effective date of new codes or amendments released by the Board.
Submittals to the building department prior to March 1, 2024: Proposed building designs (new buildings, additions, alterations, and changes of occupancy) which were submitted to the building department prior to the effective date of the new codes were subject to the requirements of the codes in effect at the time of first application for plan review for that proposed building design. For example, an owner submitted an application for phased plan approval along with foundation drawings for a new building design on February 29, 2024. The code that applies for the foundation and all subsequent approvals issued for the new building including all the new building systems (mechanical, electrical, plumbing, and fire protection) would be the code in effect on February 29, 2024 (the 2017 OBC with amendments through August 1, 2018).
Submittals to the building department on or after March 1, 2024: All proposed building designs (new buildings, additions, alterations, and changes of occupancy) which were submitted to the building department on or after March 1, 2024 will be subject to the new codes.
The determining date is the date that application is made to the building department, not the date that application is made to any other political subdivision’s department such as zoning, site work/engineering, utilities, etc.

- What do I need a permit for?

TO PERMIT OR NOT TO PERMIT?
Building officials know that not every project, such as changing an outlet, NEEDS a permit at all. Some homeowners might not know they need a permit, and some might get incorrect advice from contractors. Others might fear the cost - permits can get upward of several hundred dollars - or might want to avoid triggering a property-tax increase.
Keep in mind that all municipalities enforce the same residential and commercial building code. Violet Township, for example, does not; at the time of this article, require a permit for replacing siding, fencing and roofs (unless the fence exceeds 6’ or is inside a special circumstance area). Other neighboring municipalities do. Confusing? You betcha!
Homeowners must also be sure their project conforms to their municipality's zoning rules or subdivision's deed restrictions/HOA bylaws.
Building Permits are required for the following:
• New buildings
• Additions (bedrooms, bathrooms, family rooms, etc.)
• Alterations (decks, garages, fences*, carports, awnings, haunted houses, interior demolition etc.)
• Building Repair
• Change of Occupancy and Use – if you are going to start a business in an existing strip mall or business complex, this is required before new occupants can be issued occupancy through our building and fire departments.
• Excavation or Fill
Separate Building permits are required for:
• Elevators
• Fire alarm
• Heating, ventilating, air conditioning (HVAC)
• Parking lots (greater than 800 square feet in an area other than driveways)
• Signs
• Suppression systems and alarms
• Swimming pools, hot tubs and swim spas.
• Tents/Special Event Structures
• Demolition (buildings and structures, includes chimneys)
• Electrical
Note: These are required whether or not the work is done in conjunction with other work performed under a Building Permit.
When Don't I Need A Building Permit?
Generally, you don't need a permit for these projects at 1-, 2- and 3-family detached dwellings*:
• Repair and replacement of windows (as long as they're the same size and same type)
• Roof coverings (no more than two layers of roofing material) - subject t change in 2025
• Gutters and downspouts (includes valleys, flashings, soffits, fascia and associated trim work)
• Siding replacement
• Flagpoles
• Play equipment not greater than 12.5 feet in height and that is not provided with electric or heating equipment
• **Storage sheds not greater than 200 square feet in area that are no higher than eight (8) feet in average height.
• MINOR electrical – such as replacing an outlet, replacing a light. However, adding outlets and adding new light fixtures typically require a permit.
**Zoning permit IS REQUIRED for all accessory buildings no matter the square footage
This list is typical of the questions we receive, however, projects requiring a permit can be varied do involve more complex projects. Specialty permits can be required if you are working inside a floodplain (ANY portion of the property); inside of right of way work; next to preservation or floodway/drainage easement. etc. Street closure permits are also available for when you would like to close an area for a block party.
Zoning permits are REQUIRED for the following:
• New Buildings
• Accessory uses (i.e., fence, deck, shed, etc.)
• Hot tubs, swimming pools and swim spas
• Any alterations of the footprint of a structure (i.e., additions)
• Demolition
• Use & Compliance
• Signage

No permit required, however, you are only allowed 2 individual sales per year, no more than 3 consecutive days each – does NOT include community garage sales
