VIOLET TOWNSHIP BOARD OF ZONING APPEALS

Notice of Public Hearing

The Violet Township Board of Zoning Appeals will hold a Public Hearing at 7:30 p.m. on Thursday, June 26, 2025 at the Violet Township Administrative Offices located at 10190 Blacklick Eastern Road, Pickerington to consider the following: 

Case No. VAR-25-7: an application for variance filed by Erin Hasty for property located at 12920 Toll Gate Road, Pickerington.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3B2-09 and Section 3AA4-05(A)(5)(B) to allow a detached accessory building to be located in the side yard adjacent to the side street, and a variance Section 3AA4-05(A)(2) to allow the construction of a detached accessory building, which in combination with one or more accessory buildings, will exceed the total floor area permitted for accessory structures on a lot greater than one acre in area. 

Case No. VAR-25-8: an application for variance filed by Steve Hamilton for property located at 7705 Pickerington Road, Canal Winchester owned by Steve and Laurie Hamilton.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3F1-04(A) to allow on a lot containing less than one acre, the installation of a fence closer to the street than the front building setback line.

Case No. VAR-25-9: an application for variance for filed by Pashupati Neopaney for property located at 13541 Nantucket Avenue, Pickerington, owned by Pashupati Neopany and Sagar Dhakal.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3F1-04(A) to allow on a lot in a platted subdivision, the installation of a fence closer to the street than the front building setback line; and Section 3AA4-05(A)(5)(b) to allow a detached accessory building to be located in front of the home.

Case No.  VAR-25-10: an application for variance filed by David Downs for property located at 13751 Violet Meadows Avenue, Pickerington, owned by David and Heather Downs, Trustees, David J and Heather Downs Rev Lvg Trust.  This application requests a variance from the provisions of Violet Township Zoning Resolution Section 3AA4-05(A)(5)(b) to allow the construction of a detached accessory building at the side of the home.  

The continuation of Case VAR-25-2: an application for variance filed by Eric Campbell, 7433 Hill Road, Canal Winchester for property located at 7417-7433 Hill Road, Canal Winchester, owned by VBCMWC c/o Campbell, LLC, 13840 Leone Court, Pickerington.  Pursuant to Violet Township Zoning Resolution Section 3AA6-02(D)(1) a variance from CEDA Development Standards Section 1.03 and to allow more than one wall mounted sign and signs not located on designated frontage.

These applications are available for examination from Thursday, June 12, 2025 through Thursday, June 26, 2025, inclusive, Mondays through Fridays, excluding legal holidays, during the hours of 8:00 a.m. to 4:30 p.m. at the Violet Township Administrative Offices, 10190 Blacklick-Eastern Road, Pickerington, Ohio 43147.
