Zoning Commission continuation of Hearing for Case 03-ZC-2022

NOTICE OF PUBLIC HEARING

 The Violet Township Zoning Commission will continue the public hearing for Case Number 03-ZC-2022 on Tuesday, July 19, 2022, 7:00 PM at the Violet Township Administrative Offices located at 10190 Blacklick Eastern Road, Pickerington, Ohio 43147 in order to consider a motion adopted by the Violet Township Zoning Commission which is proposed as an amendment to the Violet Township Zoning Resolution.  This proposed amendment is designated as Violet Township Zoning Amendment Case Number 03-ZC-2022 and would, if adopted as proposed, amend the following Sections of the Violet Township Zoning Resolution as summarized: 3D-03 to reduce the minimum development tract size, include condition of approval for real property to be included in a joint economic development district unless otherwise excluded by the Violet Township Board of Trustees; 3D-04 to include a preliminary traffic analysis by a licensed traffic engineer; that the development plan include evidence the applicant has made efforts to preserve and retain natural features, to include information regarding the consideration of requests for divergences; to reduce the duration of any Development Plan approval; that a modification seeking an increase in the size of any building be considered a substantial departure from the original application; 3D-06 that parking lot islands and similar improvements are not considered open space; 3D-07 to include information regarding the consideration of requests for divergences; to include additional parcels within the Planned 33 Corridor Overlay District; to delete Section 3F, R-6 District - Mobile Home Subdivision in its entirety; 3N1 to include condition of approval for  real property to be included in a joint economic development district unless otherwise excluded by the Violet Township Board of Trustees; 3N4-01 to reduce the duration of any Zoning Plan approval, 3N2-01 to include C-2 uses;  3O1 to include condition of approval for real property to be included in a joint economic development district unless otherwise excluded by the Violet Township Board of Trustees; 3O2-01 to include 3Q1-04 as permitted uses; 3O4-01 to reduce the duration of any Zoning Plan approval3Q2-11 and 3Q2-12 to include the words “containing an Auto-Related Establishment”; 3Q2 to add to the prohibition on structures, parking, or storage within fifteen (15) feet of an adjacent residential district property line; 3T1-01 to include the words “warehousing” and “logistics”; 3U1-01 to include the words “warehousing” and “logistics”; 3V3-01 to include a section regarding a pre-application meeting, that development plan for a Planned Residential District include evidence the applicant has made efforts to preserve and retain natural features; to include information regarding the consideration of requests for divergences; to reduce the duration of any Development Plan approval; to increase the minimum open space to thirty percent of the total gross acreage of the PD; to prohibit the planting of trees within any public road right-of-way; to include condition of approval that any real property in a PD that is not exclusively residential shall be located in a joint economic development agreement unless excluded by the Board of Trustees; to include information regarding the consideration of requests for divergences; XI to include definitions of addition, breezeway, and motor vehicle, and to modify the definition of agriculture to exclude operation or maintenance of a commercial stockyard, feedyard, slaughterhouse or kill plant; and to correct typographical errors and renumber various Sections accordingly.

The text and map of this proposed amendment is available for examination from Mondays through Fridays, excluding legal holidays, during the hours of 8:00 a.m. to 4:30 p.m. at the Violet Township Administrative Offices, 10190 Blacklick Eastern Road, Pickerington, Ohio 43147.  The person responsible for giving notice of this public hearing by publication is Kelly Sarko, Violet Township Zoning Inspector. 

After the conclusion of the public hearing, the matter will be submitted to the Violet Township Board of Trustees for its action.
